Three points where private sales fall apart
Finding a buyer isn't the hard part.

The price, in the first two weeks.
A new listing gets most of its attention in the first days, and you can only spend that once. Testing a higher price costs you the most valuable group of buyers.

The buyer's financing.
The bank sends its own valuer and lends against the value they set. If the price sits far from it, the deal collapses weeks after signing. By then, the property has been off the market for weeks.

The deposit.
If the contract doesn't make clear that the sum is a deposit (foglaló), it counts as a part-payment. In that case, the buyer can walk away with no consequences. Many owners keep the flat off the market for weeks, believing they had that security.
